MICHAEL A. HOGAN, Founder, President and Director of Hogan Property Company, Inc. has 40 years experience in development of industrial build-to-suit, industrial warehouses, office/service centers, apartments and office building construction. Mr. Hogan is a graduate of Arizona State University, and has a background in industrial development with D. H. Overmeyer, in multi-family housing with Redman Development Corporation, in real estate syndication and brokerage with Henry S. Miller Co.'s, and for seven years, served as the President and Chief Operating Officer at one of San Antonio's leading development companies, Stout Bilt of Texas, Inc. Mr. Hogan founded Hogan Property Company, Inc. in 1982, which specializes in industrial and commercial real estate. HOGAN REAL ESTATE SERVICES was begun in 1991 to broaden the real estate expertise available to clients of Hogan Property Company.

 

Mr. Hogan is also active in several civic activities such as the San Antonio Economic Development Foundation, the Industrial Development Research Council (IDRC), National Association of Industrial and Office Parks (NAIOP) President, Southside Chamber of Commerce of San Antonio, Inc. (Mr. Hogan was President in 1982 and 1983), the Texas Folklife Steering Committee and is has just completed a five year term as Chairman of the Capital Improvements Advisory Committee for the San Antonio City Council.

EXPERIENCE:

Founder and President of firm specializing in the development of industrial, residential and commercial real estate in the San Antonio, Texas area. The firm has developed, managed and leased over 3.7 million square feet of Office, Office/showroom, Industrial, Retail and Multifamily space in the Greater San Antonio Area and Houston.

MICHAEL A. HOGAN, 63, Founder, President and Director of Hogan Property Company, Inc. has 36 years experience of development in industrial build-to-suit, industrial warehouses, office/service centers, apartments and office building construction. Mr. Hogan is a graduate of Arizona State University, and has a background in industrial development with D. H. Overmeyer, in multi-family housing with Redman Development Corporation, in real estate syndication and brokerage with Henry S. Mr. Hogan founded Hogan Property Company, Inc. in 1982, which specializes in industrial and commercial real estate.

Hogan was the Founder of Distributed Communications Corporation, which had two divisions. D.C.C. is a communications company specializing in the multi-tenant environment, furnishing shared tenant services through the use of centrex. The Mil-Tel division operated three Long Distance Phone Centers at Lackland AFB under a contract with AAFES. The Rent-Tel division provided the San Antonio Convention Center with all telephone service for its conventions. This was provided under a contract with the City of San Antonio.

Hogan Property Company adopted a new dba in 1992 as Hogan Real Estate Services which was more representative of the company's diversification to development services for other real estate owners.  In 2005 Hogan Properties Company, Inc. formed HomeSpring Residential Services, LLC to expand it's growing third party multifamily businesses.

1975 to 1982 STOUT BILT OF TEXAS, INC., SAN ANTONIO, TEXAS

As President and Chief Operating Officer, led the company from start-up to becoming a leader in industrial and specialty retail real estate development in San Antonio. Responsibilities include marketing, project determination, site acquisitions, complete project design, interim and permanent loan negotiations, leasing, property management, closing of all loans, handling limited partnerships sales and partnership contracts. Handled lease negotiations on build-to-suit industrial an retail projects.

1972 to 1975 HENRY S. MILLER COMPANY, DALLAS, TEXAS

Served as Vice President of states largest real estate brokerage firm and specialized in development land for apartments and townhouses and also in the sale of existing apartments and income-producing properties. Responsible for the only in-depth townhouse study done in the city of Dallas, which was published and acclaimed by developers and lenders.

Also served as a real estate broker where responsibilities were negotiating sales, purchases, and syndications of land, industrial, office, and apartment properties. Also, negotiated retail and industrial leases.

1970 to 1972 REDMAN DEVELOPMENT CORPORATION, DALLAS, TEXAS

Project Manager for one of the nation's largest multi-family developers. Located new markets. Conducted development from concept through construction. Negotiated interim and long term financing with most of the nation's lenders. Completed over 2,691 apartments in ten complexes in eight cities.

Areas of responsibility: Phoenix, Houston, Nashville, Memphis, Oklahoma City, Albuquerque, Salt Lake City, and Tucson. Also, closed and serviced loans and partnerships for Kansas City and Denver.

1967 to 1970 D. H. OVERMYER COMPANY, INC., NEW YORK

Assistant General Manager; Phoenix, Arizona, 560,000 square feet with responsibility for satellite cities of Albuquerque and El Paso, totaling an additional 360,000 square feet.

General Manager, Miami, Florida; 600,000 square feet of industrial space.

Assistant Regional Manager of the southern region of company responsible for regional operation of approximately six million square feet of industrial warehouse space and public warehouse operations. Assisting regional manager in all management responsibilities and P & L responsibilities for 13-city region.

Vice-President, General Manager; Dallas, Texas; 1,035,000 square feet of industrial properties and operations, direct management of 30 employees with P & L and real estate development responsibility for branch.

Management responsibilities both on national and regional level over other field executives and field management experience on branch level with large numbers of employees.

Selection and training of management personnel. Three former assistants became general managers.

Working relationships with brokers in all cities of responsibility.

Property management training and marketing of industrial space.

Negotiations and servicing of real estate contracts.

Negotiations of labor contracts for public and trucking operations.
